As it's a new build....

I think people will take a bit of pride in the place...Herberts won't hang around too long...taxis to the city are ?15+ from there..check local features to your house...is it on a corner? Is there a cable box outside?...kids are drawn to s**t like that weirdly,and like hanging around such things.and nothing near the takeaway!
