The valuation of the house is not the real issue

despite the Telegraph's smoke and mirrors.

1. A valuation for divorce purposes needs to be reasonably accurate - and that was 650k
2. zoopla value the property at around 640k [likely the 637k property website the Telegraph refers to]
3. Local estate agents value the house at 620k

I did not say that the size of the property meant 30 pc extra value, but I said it would help explain why it was more valuable than others on the same street. [You might be familiar with Newmarket Road in Norwich; do you think all the houses have the same value, or do you agree that the bigger and more modern ones be worth more than the smaller/older ones? The same principle applies here]

Rayner's crime was not in her valuation of the house but in believing the Hove flat purchase fell outside the second-home bracket.
She was clearly wrong.

If you really have bought property for investment purposes
then it stretches credulity that you have not exploited allowances / bands / and valuations for your own benefit.
