They're only worth 4 or 5 times as much if you don't get relegated (like Leicester)

Once you get relegated teams know a) you'll be in financial trouble and need the money and b) the player will be desperate to leave.
West Brom, Swansea and Stoke only managed to sell one player each for more than £10m after being relegated, and none of those three players went for over £20m (highest was £15m).
