Anglia Square as it is at present is quite sh*t and has been for quite some time (even allowing for nostalgic memories of the Odeon, Ricks Place and that squash club there was there that used to have late night shenanigans).

I make no comment on the merits of the new scheme as i've not seen in in detail but it cannot be denied that the area needs a bit of regeneration.
