she's asked for 25% net of any increase in sale price above a certain figure, or the full 25% if no agent involved. This is over and above an already agree flat rate charge which is above the market average (she is good tbf). She is being f**king greedy though, I have to balance this against her giving me privileged information so I've calmed her down to 5%. Fucking hell though, this has been my entire day today.
