In your example of sometimes 35K , lets be generous and give it 32.244K every game (we cant even sell out all PL and champs games at 27K) but I will humor you.

How much income does 5K extra fans bring in.
Lets say an average of 35 quid a ticket (ST and casual) at 19 PL games thats just 3.35 Million per season
Lets add in some extra spending at the ground and get to 4.5 million.

The interest payments alone on loan for the stand could be over 4.5 million per year.

And if we don't fill it or get relegated we are f**ked with huge payments due.
