It might be different as NCFC outright own CR & Colney, but US sports-teams have perfected the kind of sweetheart deal that W Ham got with the Olympic Park

An example is the Brewers' training facility in Arizona.
The team paid $35m for the new facility but the city of Phoenix will be paying them $45m over the lease, and they will own it at the lease-end.
