Ref your olde worlde clause, get the sellers to pony up and provide you with a defective title indemnity insurance policy (or whatever the crayon scribbling property lawyers call it). Should only be a few hundred quid, so small change even in the unlikely event that you have to pay for it yourself.
MAKE SURE IT'S ASSIGNABLE to a future purchaser to stop you having to provide the same when you come to sell it. (Guess which mug forgot the bit in caps when buying the house he's currently trying to sell.... ) Oh, and don't lose the paperwork either. (Guess which mug etc...)
