I don't remember Hunters Bar as particularly cheap, rent-wise.

Shoreham St. was dirt cheap when I was a student - I knew a few student households directly behind the kop end of Bramall Lane on Shoreham street. But there's obvious noise/safety drawback of living down there. It's not exactly the best area of the city to be walking around after dark.
