I have always provided decent quality properties at slightly below market rates (people will rent for longer if they know they are getting a good deal).
In the past I would take a punt on people who would perhaps not quite meet requirements - good people have hard times occasionally.
I can’t do this now - it would be impossible to get them out with rental reforms.
The regulations are frankly suffocating - good landlords will always abide by them, rogue landlords will ignore as they always have.
The sad thing is good landlords are the ones selling up - the rogues will carry on regardless.
We have a massive shortage of rental stock in the UK now, and yes I do agree a lack of social housing for 40 years is a major factor.
