Depends. Boiler is a no brainier if old and inefficient

It was 5 years to reclaim the boiler cost, but of course you get the comfort in that time of a heating system that works properly (no hot/cold spots in house, shower that is actually hot). We took out the water tanks and went for combi boiler.

Windows is a longer timeframe if going from double to triple, but less if going from single. We had a couple of single glazed windows which caused lots of mould issues

Loft insulation/cavity wall is a big difference

The maths is actually a bit easier for us as the house was as a bit of a wreck, so the cost of the boiler and windows was reflected in the cheaper purchase price
