You can also just do privately if you have time and motivation.

Last two houses I sold were both sold privately.

I had one that was advertised through an agency but got no bites. Decided to ask around at work via the internal buy/sell page and someone bought it. Took all the furnishings too so I pretty much sold it as seen.

Second one, again, no bites via agent but once it came off the market, someone contacted me privately and we did a deal.

Get professional valuations and get a solicitor who will push things along. Other than that, it's not super hard to show someone around and agree a price you are both happy with.

If you are busy, outsource it but be prepared to pay. How much you pay depends on who you ask and how much you negotiate. All commission rates are negotiable so play them off against each other until you are happy or they reach their limit.
