if the current owners don't have any title deeds/conveyance etc for the garden to prove they bought it from the previous owners.
If they do, its simply a case of sending the documents to the Land Registry in an application to register the land - the price depends on the value of the land. A simple first registration application should only take around a week, 2 tops.
If they don't have title deeds, then they'll have to make an statutory declaration in front of a solicitor to say that they've owned the garden for 12 years and this has been uninterrupted etc. This can then be lodged with the Land Registry to register the land.
Prices for drafting and swearing a stat dec vary depending on the firm but it shouldn't be too much for such a straighforward dcoument.
