Any solicitors here? got an issue regarding registering land

in the process of purchasing a property but have just been advised that the garden [land] is not registered with Land Registry. Mortgage lender have now cancelled the application until the land is registered. I beleive its called adverse possession and in order to get a peice of land registered you need to have a stat declaration for the past 12 years to say the land has been acquired by previous owners?

Does anyone know the process for registering land and how much this will cost and take?
