Where are you getting a value for the ground from? And what's the rent? What's the penalty for paying off the debts early? Etc. etc.

My point, which you've demonstrated adequately now, is that neither you nor I have any idea what a fair value of the club is. The only thing that appears to be clear is that the debts are about 20m and that Cullum doesn't see a need to pay them off.
