accepted an offer on a property last year. conveyancing solicitors advised "we can't proceed with sale until grant of probate is given". 9 months later before christmas gets told by estate agent "oh we've been in touch with your new conveyancing solicitor and there's no need for grant of probate, so sale can proceed".

the buyer who is buying it as a second home sharts himself and backs out.

i have his address from the contract so go round his house to try and broker a deal, he's full of s**t but not entertaining it. f**k him

so, the property goes back on the market and i've now accepted an offer 55k below the original offer.
