W Ham team makes a big thing about it not being fair to pay 365 days' costs for 25 days' leasing, so to me that suggests there is plenty of scope to let another team use it on the days W Ham dont. Alternate Home games and a bit of fixture planning required, but nothing insurmountable.

Or stick a rugby team in there. That'd be fun.

But I bet the divs who negotiated the contract gave W Ham exclusivity...
