Its a meaningless figure

There was about ?28m of land and buildings held in the 2004 accounts at cost/valuation.

Doesn't necessarily mean that that's what you would get for it in the open market.

But anyway, can you imagine how much it would cost to buy suitable land and to build a stadium?
