Confused

I am very confused - so I'd welcome views.

We know that ?The land on which the hotel sits is no longer Norwich City's. A 150-year lease was granted to the hotel company Kerrison Hotel Ltd in return for a payment of ?1.1m. In addition, the club negotiated a 30pc stake in the business which, it is hoped, will benefit us financially in the medium to long-term.?

However from the balance sheet of NCFC PLC it appears that Kerrison Hotel now has assets worth just over ?17.5 million and liabilities of just over ?12.25 million.Those seem very big figures to me - surely the fabric of the hotel, and the its value as a going concern can't be worth ?16.4 million. Or am I being silly?
