If and when you do finally sell your house, might you be seeking engineering jobs in Cheshire? I doubt it, as I think I recall you saying you plan to move to Preston.

It's just that we are constantly on the search for decent people in that area (engineering, not Preston). I don't know what we pay 'em, mind.
