I'd actually go with option 1 and reverse the position...

The buyers are obviously desperate to buy but the prostitute/solicitor is giving them bad advice.

As they're doing the running here say that the place is back on the market at ?10K more but you will still sell to them for a ?5K discount on the new price provided....
