on the other note, i had the same GoP bollocks with my in-laws property, i had agreed a good price with a bloke who then collapsed the deal (after soliciors fees etc had been paid) when rachel from accounts upped stamp duty on second homes, so he just ghosted the estate agents and solicitors just went completely off radar.

in the end i went round an asked him why he had collapsed the sale and he blamed the estate agents. weird one but there we go.

finally shifted it when i eventually got probate for a whopping six figure difference on the first "sale" that fell through, had it happen again as well in-between but it didn't get to the paying any money out part.

hope it gets sorted out soon bud, it must be a terrible stresser for all concerned.
