I wouldn't care if we WERE paying him £5m a year!

But there's a fairly obvious point here, which is that a player who's available for free knows that he can ask for much higher wages (and/or a "signing on fee"). So you don't know how good a "free" really is until you know how much you agree to pay in wages to secure it.
