We wouldn't necessarily get "all the rules" though

We would have to abide by the regulations (or have our own aligned regulations) in so far as they relate to trade with or other dealings with the EU (save for whatever bespoke stuff we manage to negotiate).

What people seem to be missing about this wording there is all the fuss about at the moment is that it is prediccated on there being an agreement but will all go out the window if there isn't.
