ie, newish, registered title, freehold etc, then all you really need is a cheapo conveyancing house. I tend to use random outfits based out of s**tholes in the north west as they are cheap as chips. You may need to be a bit more proactive and accept that you are just one transaction in a huge pile of other transactions on the poor paralegal's desk, but the job'll get done.
If it's anything remotely complex though, you're probably better off with a high street firm.
With a house purchase/sale, all you are really buying is a right to claim on the firm's PI cover if they cock it up, which can happen whether it's a parablozzing conveyancing factory or a high street firm.
