I was guzzumped on an agreed price on my 40th birthday....

Was gutted, was our dream house but wasnt going to enter into a dutch auction with the vendor who i now thought was a c**t.

As it happens the house we eventually bought was better in many ways at ?35k cheaper......and the original estate agent re-approached me when the original house sale broke down.....i laughed and offered ?20k less than my original offer and told the estate agent to tell the vender he could go swivel if he thought i'd offer a penny more....

Win/win!
