Agree its a dilemma

but if we buy first everyone will know we NEED to sell, which will drive our bargaining power down. Our best tactic for getting the best deals for Francis & Green is probably the "well, we don't need or want to sell" card. So we're probably reluctant to throw that away. There isn't a lot going on at the moment, but if nothing has happened by the end of June I'd be concerned.
