NBTT: 5 year fixed term coming to an end.

At the moment the std variable rate it moves onto is by far the best option but could potentially get a good fixed rate if house was valued at ?10-15k more isn't unrealistic.

wouldn't it be based on the amount of the mortgage rather than market value?
