As for the corner stand, its possible to build a tunnel to allow access.

If you didnt care about blocking the hotel you could get quite a few people into a corner stand.

Even if we get to the 28-29,000 figure thats still very good for the prem and probably enough for most games.
The 35,000 figure seems a bit optomistic and would only be sold out for select games at best IMHO.
