I attended a training course on land law last week which was about tenants in common. I was emotionally drained after 30mins, such a booring subject. I remember the points tho, from your post below.

In the case of a tenancy in common each tenant in common has a share which can be disposed of either during life and will constitue part of that persons estate on death. A joint tenant may serve by giving notie in writing of there immediate desire to sever to all other joint tenants.
