I think you’re optimistic on the rook revenue and occupancy BUT

they didn’t say WHY it wasn’t possible. Just that it wasn’t possible. Might not only be the financials.

At the end of the day on an ADR rate of 100, occupancy of 70% and a profit margins of 10% the GOP is about 383k.

Obviously more to add with meals etc but it’s not the Savoy and essentially it is sited in a car park.

That’s all with them being able to leverage purchase and supply rates negotiated by a large hotel group like IHG. If Norwich city were the owner, they would not have the same leverage and therefore profit is going to be considerably lower. Also NCFC does not have the experience or knowledge of the industry, which they’d have to hire in. Return on investment is going to take a very long time.

I think “impossible” probably either means IHG don’t want to sell it as it is a nice little low-effort earner, and/or that the business case is not positive.

Why would we want to buy it anyway, other than to knock it down? And we really couldn’t afford to do that.
