Any asset is worth what someone is willing to pay and what the seller

is willing to sell for. Market comparisons are kind of irrelevant. If I have a car I value at £40k and someone offers me £20k why would I sell. THe argument that he can buy a similar car to mine up the road for £20k is irrelevant... if that is the case go and buy that one. It has no leverage on my selling stance.
