We need a stadium a few thousand seats bigger than our average demand for tickets

That way the board can attract new fans that normally can't get tickets and allow the extra capacity for big games.

I don't know what that number would be but 35k would seem about right.

There also isn't much point spending ?15m - ?20m just adding a few extra seats. You might as well add more than you currently need as it will cost less than adding more in the future.
